Land Sharks

Today, we talked about ethics in English class.

What do you think is the least ethical profession in Japan?
One of the students answered, "I think it is jiageya (地上げ屋)." Our teacher didn't understand it. How do you say "jiageya" in English?

1) land sharks (You shouldn't google image search.)
2) an unscrupulous real estate agent who pressures small landowners into selling their plots, which he consolidates and sells on at a huge profit
3) a speculator who uses strong arm methods to buy up small parcels of land, driving out tenants, and then resells the land in a large block to a developer, usually at a tremendous profit

The Angry Black Man?

Risa
